Drafting in Sydney: How much can I build?
A very common question that we get asked by our clients is "How much can I build on my land?"
Before we start saying exactly how much you can build, there are a lot of factors that you need to considered under the council's regulations.
1. Know your FSR - floor space ratio
Every council has their own requirements for FSR, which determines on how much you can build.
"FSR is the ratio of a building's total floor area (gross floor area) to the size of the piece of land upon which it is built."
2. Be conscious about green area
Even though that you have worked out the FSR, make sure you know the minimum requirements for green space too. Particularly in NSW, green area plays an important part in residential development.
3. How far you can push - set back regulations
Given that you have a certain size you could build, also ensure that you are not building right against the boundary line, there are usually minimum setback to the front, rear and side boundaries.
4. How high we can build?
Besides the boundary, green area, you'll also need to considere whether you are building high, storey limitations and height restrictions also applies to many residential development.
