A common problem that a lot of our new clients experienced is when they received a letter in their mail box - "penalty for unauthorised works..."
What is a building certificate for unauthorised works?
Whether you are doing a home extension, an internal fitout, a new home designeror as simple as a new deck or verandah, generally some form of council approval is required. When building work is done not being authorised under the Environmental Planning & Assessment Act, the work is considered to be "done illegally". Council permit or private certified authority approval are required when major (and minor as well) building work is proposed.
A building certificate for unauthorised works is a re-submission that needs to be lodge to the local council for "POST approval" (when you build before getting an approval). It is important that this is being looked after urgently before severe penalty is given.
What are some of the fees I may need to pay for the building certificate?
Since the process is done in the wrong way from the beginning; you may need to pay a penalty fee/cost for the work. You will also need to submit "missing" drawings for council/PCA approval. Sometimes a site survey, structural and hydraulics drawings may also required as well (subject to the work done).
