It's no doubt that if you decided to do any sort of development in your home, especially for those that have just bought a property. A lot of clients came to us and ask "how long does it take for the approval". The reality is that no one can guarantee a time, especially when every council has their own set of system and quantity of staffs doing assessments. Our best estimate figure would be 6-8 weeks for the Development Application and 10 days for the Construction Certificate. Including all the extra time that you need to engage a residential drafting specialist, engineers, arborist, flood study engineer, landscape architects or even a heritage consultant, these times do add up. 6 months would be a good overall time figure if you are planning to do the job right!
So what should I do with the 6 months?
Live in it, or rent it out. Most real agents take rental properties with a minimum of 6 months. THis fits perfectly if you are planning to mximise your profitability - rent it out! There, your tenants rent will cover up the cost of expense, mortgage (if any) and council fees etc. A good 6 months rental is equivalent time for your development application and construction certificate to be approved, from start to building commencement.
Does that mean I should not develop my home since it takes too long?
6 months is not a really long time, to be honest. Depending on what you are planning to develop or extend, it will definitely bring a good return to the overall asset of the property. Remember, Sydney property markets grows over 6* this year! To give you an example, a client of ours extended the house with 2 extra bedrooms, the cost of the construction was $100,000, yet the property valued increased $200,000. Now that's double the money!
What should I do if I am looking to extend/develop?
