Whether you are looking to puchase a land for residential home, a development of home extensions, or building a large villa, townhouse, it's important that you are aware of the land zoning of the site that you will be purchasing.
Being a Sydney specialist in residential drafting service and home building designer, located in Penshurst, it is our job to advise our clients on what they could/could not do on their land based on the land zone category.
What is the land zoning for my land?
In cases where client seek help with DA approvals and applications in their local councils (hurstville councils, marrickville council, rockdale council, ashfield council, Canterbury councils or Bankstown council, to name a few), there are a few things that we ask for.
1. The address (of course, without the address, it is ot possible for us to track down all neccessary information about the potentials and restrictions of the land)
2. S149 Certificate, this certificate states all the possibilities and restrictions of your land under the local council.
3. Your idea - knowing what you want to do is critical, remember no project is too small and every project is unique.
What categories are there in Sydney council zonings?
Different councils name their categories differently, but the general ones are local housing, low density residential, medium density residential, multi dwelling zone, commerical, just to name a few.
In Sydney, council undertake strict land zoning to plan stragetically for the future of the community. Zoning is the control by authority of the use of land, and of the buildings thereon.
For us to plan and produce professional residential drafting documentation for your DA approvals, it is important that you are purchasing the right land or planning the right development.
