1. Getting the Streetscape appearance right
Councils pay particular attentions to streetscape appearance when a new development is proposed. For instance, if you are planning to do a residential extension at the front of the building or on top of the existing building, be mindful of how it looks overall. Does it affect the height? Is there a shadow implication? Does it look consistent to the rest of the street?
2. Things to include in the Environmental effect statement
Environmental concious is a very critical factor to any development proposal. There should be a number of items highlighted in your environmental effect statement to justify why your design fits to the overall space, the local neighbourhood and the surroundings.
3. Providing the correct drawings
Every drawing explains something. Whilst a consultant report is required, additional architectural components are necessary during the design stage.
7. Filling out the correct forms
Filling out the forms and completing all the attached documents under the checklist is not an easy task. It takes time, and requires accurate information and knowledge to ensure that all forms are filled correctly.
